1 - Read the Full Report-Get the report before you react. Appraisers miss comps. You can't challenge what you haven't read.
2 - Request a Reconsideration of Value-It's your legal right. Find 3–5 missed comps and your agent can formally rebut. Sometimes values jump $20K–$40K through this alone.
3 – Negotiate-It's a reset, not a death sentence. Split the gap. A dead deal helps no one.
4 - Get a Second Appraisal-Results vary. $500 is cheap insurance on a $400,000 decision.
